The Asset
Koh Rong Sanloem is the island the last decade left alone, and hard title on its coast is scarce — beachfront under it, scarcer still. This is 16,822 square metres of exactly that: a single titled holding with 120 metres of private frontage on a sheltered lagoon, and the only Sanloem mandate on our book.
The scheme comes with the land. A ready-to-build design lays out a 350-key strata resort of the calibre Nusa Dua set in Bali — separate registers for couples and for families, entertainment, international restaurants and an outlet retail street, all held within one masterplan rather than accumulated by accident. A buyer who prefers their own architecture is welcome to bring it; we will steer either scheme through the approval process.
The unglamorous work is already done. New roads reach the site and mains power is run from the city, backed by solar and wind — an autonomy that matters on an island, and the difference between a project that mobilises on its own timetable and one that waits on the grid.
Then the reasons guests will come, and return: a private lagoon beach, a coral reef in clear water at the end of the dock, and bioluminescent plankton lighting the shallows after dark. The private dock and a private ferry service are available to purchase alongside the land — which would place arrivals, the variable every island resort fights, under the owner's control. Price on application; the design, title extract and particulars are released to qualified buyers after an initial call.
