Morakot Island

The island you drive to
The charts still call it Koh Puos — Snake Island, or Île Coudée to the French surveyors who first drew it — a 1.1-square-kilometre island roughly 600 metres off Sihanoukville's northern shore. Its masterplan calls it Morakot: the emerald. Both names are earned. This is the closest island to the city, and the greenest thing on its horizon.
What separates Morakot from every other island in this collection is the bridge. Completed in 2011 under the island's long-term development concession, it is the only road link to any island on this coast — and it is gated. One gatehouse separates a private, master-planned estate from the city's restaurants, schools, deep-water port and the expressway to Phnom Penh. You drive home to an island.
The island is held and planned as a single estate: a masterplan divides its 5.2 kilometres of coastline and forested interior into zoned precincts — residential, hospitality, amenity — each with a defined purpose and building envelope. Nothing here is ad hoc, and that is the point: the plan is the product. Survey and zoning extracts are shared with qualified buyers.

The city island
Every other island in this collection trades remoteness for character. Morakot inverts the trade: it is the city island — minutes from Sihanoukville's services, invisible to its noise. For a villa owner that means schools, hospitals and flights without a ferry timetable; for a developer it means guests and staff arrive by car.
The investment case is the masterplan itself. Zoned, purpose-built estates beside growing Asian cities tend to become their most defended addresses — supply inside the gate is finite by design, and the bridge cannot be duplicated. Completed villas are offered for purchase outright; land positions are held on leasehold within the plan, which keeps the estate coherent and the entry disciplined.
