Invest Beachfront is the international capital-facing brand of MFC Invest, a private real estate advisory firm with uninterrupted presence on Koh Rong since 2010. The practice is built on the foundations of Titan Star Investments, which has operated across Southeast Asia, the Americas, and Europe for thirty years. Day-to-day leadership on the ground is provided by Theavy, a native Cambodian whose real estate career spans twelve years and whose professional network reaches every level of the island economy.
A decade of continuous presence is the asset behind every mandate. Working relationships with local landholding families, village authorities, and provincial officials mean that land becomes available here before it reaches any market. First-call access is not a feature. It is the product.
Engagements run end to end under one roof: viewings, negotiation, contract execution, and payment coordination, with retained Cambodian legal counsel, Imajineer.io architects, and island-based logistics available when a transaction requires them.

How an engagement runs
Brief
A structured call: capital, horizon, use, tenure appetite. If the honest answer is that this market does not fit your brief, that is the answer you get.
Shortlist
Two to five assets with full particulars — pricing basis, title status, access and services, and the comparable file behind every number.
Verify
Cadastral verification, possession-chain review, boundary walk, structure design with licensed Cambodian counsel. Findings in writing before any deposit.

Negotiation, escrow choreography, registration — then the unglamorous part: annual structure maintenance, and a standing exit view on request.
Terms, stated plainly: an island viewing day is $50, credited in full against any purchase or lease concluded through the practice. Buyer-side sourcing mandates carry a flat 3% fee, inclusive of due-diligence coordination under Cambodian law.

Not every position on this coast needs a whole title. Tessaic, the co-ownership programme from the MFC family, structures direct co-ownership of named, registered real property by a small group — a defined fraction, registered and documented by counsel, with a professional operator engaged separately to run it. It is not a fund and not a scheme; it is your name on the ownership, at a smaller ticket.

The window
Every maturing coastline in Asia runs the same sequence: access normalises, a first luxury benchmark opens, titled land reprices, and the early spread never returns. Phuket and Samui ran it a generation ago; Phu Quoc compressed it into a single decade. Cambodia's islands are mid-sequence — the ferries are timetabled, the five-star benchmark is trading, the arterial roads are sealing now — yet titled land here still changes hands from double digits per square metre.
We have watched this window from the inside since 2010, and we do not pretend it is without risk in either direction: this remains a frontier market with real title, structure and liquidity questions, which is why the practice leads with diligence rather than renderings. But the asymmetry between what titled frontage costs on this coast and what it costs one border away remains the widest we know of in the region — and it is the entire reason this firm exists.
